How It Works

A clear, staged process from initial enquiry to resolution or hearing.

  1. 1

    Tell us what has happened

Send a short account of the property and your interest in it, the problem, the organisations involved, what has already happened, any deadline and the outcome you want.

  2. 2

    Send the important documents

These will usually include the lease, demands, accounts, consultation notices, reports, photographs and principal correspondence. If proceedings have begun, include the application, response, directions, hearing notice, statements and expert evidence.

Do not send original documents. Do not delay compliance with a deadline while waiting for an answer.

  3. 3

    The free assessment

Every enquiry starts with a free assessment. We discuss what has happened, read the important documents and give you a considered view of the problem and the options. For a less intricate matter we aim to provide a detailed and comprehensive assessment; for a more intricate matter it will usually be a careful initial examination of the principal issues apparent from the information and papers available.

Even where the initial examination is limited, we aim to make it useful: identifying the important points, explaining the uncertainties and showing what further analysis may be needed. The time we spend is discretionary, and a reliable property opinion often requires detailed reading of the lease and other records. That further substantive work is not automatically free.

  4. 4

    Agree the task and price

We may offer a fixed price for an extensive document review, a fixed price for a defined stage, staged prices, or an hourly rate with an estimate, budget or cap.

No paid work begins until the task, responsibility, price, expenses and payment arrangements have been agreed in writing.

  5. 5

    Investigation and preparation

The work may include analysing the lease, identifying the correct parties and remedy, obtaining or organising further records, preparing or responding to an application, helping with statements and expert material, and complying with Tribunal directions within the agreed scope.

  6. 6

    Resolution or hearing

Some matters are resolved through information, explanation, negotiation or an agreed management step. Others require a formal determination.

Where representation is included, we prepare for and attend the hearing subject to the Tribunal's rules and directions.

Your continuing responsibilities

Unless expressly accepted in writing, you remain responsible for deadlines, filing, service, fees, preservation of evidence and attendance. An enquiry or a free assessment does not transfer those obligations.
