Not sure whether to go ahead? Talk it through first — the assessment is free, with no obligation to instruct us.

Talk to us about your leasehold problem

Speak to us first, or send the papers. Several leaseholders with the same problem may enquire together.

Two ways to start. Both free.

You do not need your papers organised to make contact. Talk it through first, or send the essential documents for a considered written view.

Option one

Talk to us first

A sentence or two is enough. We’ll call you back, listen and explain how the service works and what it would cost. Any view given before we see the papers is necessarily preliminary — that is fine as a starting point.

No retainer is created by an enquiry. Sending a form, email or document does not create a retainer. Talk Legal does not act for you unless and until any necessary checks have been completed, the instruction and fee have been agreed in writing, and you have accepted the written terms.

Option two

Send papers for assessment

Send what defines the matter and we’ll give you a considered view, often in writing. Copies only — never originals. If a document is missing, tell us; that is not a reason to delay making contact.

Send copies, not originals, and only what defines the matter. No conflict or identity checks have been carried out yet, so please do not send material you would not send to any other prospective adviser.

No retainer is created by an enquiry. Sending a form, email or document does not create a retainer. Talk Legal does not act for you unless and until any necessary checks have been completed, the instruction and fee have been agreed in writing, and you have accepted the written terms.

What to send, if you have it

Nothing here is essential to make contact. For a considered assessment, the most useful documents are usually:

  • —the lease, and any deed of variation;
  • —the relevant service-charge demands and notices;
  • —the accounts, or the summary of rights and obligations;
  • —any Section 20 consultation material;
  • —reports, contractors’ correspondence and the important emails or letters.
Please send copies, not originals. A missing document is not a reason to delay making contact.

What happens next?

We acknowledge the enquiry within one working day and give you an initial view of the problem and the realistic options. If more extensive paid work would assist — an extensive review and written view within an agreed scope — we explain the work and agree the fee in writing before it begins.

Sending an enquiry does not create a retainer. Talk Legal acts only after any necessary checks are complete, a defined instruction is accepted in writing and the fee and terms are agreed.
